Welcome to Dibs - a digital warehouse sale featuring gently used Guest House owned inventory. To keep our staging projects fresh, we'll be consistently rotating out furniture and decor from our favorite brand partners. Right out of our warehouse, and into your home, for a fraction of the cost of buying it new.

Dibs items are available on a first come, first serve basis, for pickup at our Denver warehouse. Delivery for larger items in the Greater Denver area can be added (delivery fee will vary based on product).

Dibs items will be added to the site based on inventory availability and staging projects. If you don't see something you love, make sure to check here regularly as new products will be added consistently as staging projects deinstall.

Products include furniture (dining tables and chairs, couches, coffee tables, armchairs, headboards, benches) to decor (rugs, lighting, throw pillows and blankets).

Dibs items come from premium, modern brands you know and love such as Poly and Bark, Apt2B, Interior Define, Inside Weather, Revival Rugs, Burrow and Joybird.

Everything is priced to sell - we're giving you first dibs to the best stuff and best possible deals. (Plus, everything is already assembled and ready to go - less quality time spent with that Allen Key for you). Prices are set based on usage and wear and tear. You'll see three levels of damage:

Like New (5% - 15% discount) - this item has been used in a couple of homes and looks perfect, with no visible damage or wear.

Gently Used (15% - 25%) - this item has been used in a handful of homes and may have very minor wear, including surface scratches or scuffs, but is still fully functional with no structural damage.

More Used (25% - 50%) - this item has been staged in a number of homes and does have a bit of cosmetic damage such as chipped veneer or deeper scuffs, but is still fully functional with no structural damage.

To call dibs on an item, just click the "Call Dibs" button on the product page, or email dibs@guesthouseshop.com. We will confirm if the item is in stock and confirm your location and pickup date, then we'll send over a custom invoice with the item(s), state or local tax, and any delivery fees. The invoice can be paid online with a credit card or bank account info, and must be paid within 1 business day before the item is reposted or made available to the next buyer in line. Please note, emails will be replied to in the order that they are received.

If you'd like to take a test sit (or lay) on a sofa or sectional, please email our team at dibs@guesthouseshop.com. We will have specific warehouse hours each week to drop by. If you decide to continue on with the purchase, you'll need to head back to the site and click that “Claim Dibs” button to finalize.

Dibs items are final sale only, and returns will not be accepted. Sorry, no exceptions!

Our Denver warehouse is located in Wheat Ridge, and is accessible with a loading dock for a moving truck, and a parking lot with double doors for loading and access with a large SUV. We will provide the exact address via email after purchase. We also have dollys available, but please let us know if you'll require additional help loading into your vehicle. When you call Dibs on any item, our team will confirm the exact date and time your item will be available for pickup via email. If you cannot make it at your preferred scheduled pickup time, please let us know ASAP via email.
